Our client is a prominent locally-based Real Estate agency. They have an incredible reputation, fantastic team culture, and a focus on well-located and designed apartments. Now they are seeking a professional Chinese Speaking Property Manager to join their dynamic team.
RESPONSIBILITIES:
- Conduct weekly outbound prospecting for new opportunities
- Source, find and convert leads from an established database as well as from the Sales team
- Maintain meeting targets for calls, appointments and signed agreements
- Undertake tasks for prospecting, networking and developing relationships
- Arranging and conducting rental appraisals
- Deliver high quality presentations to landlords and convert presentations into new business management agreements
- Arranging and conducting market appraisals within 24 hours of the lead
- Introduce a minimum of 8 new managements per month
- Assist the property managers with information required to ascertain suitable buildings or landlords
- Building and maintaining strong relationships with landlords, tenants and buyers
- Promoting the property, Melcorp brand and the relevant building / amenities, including landlord / tenant lead management and communication
- Liaising with owners on potential applicants and reporting on advertising campaign and activities
- Negotiate fees and services with prospective clients in line with agency standards
- Maintain constant updates on the client information within our database
- Undertake negotiations and provide advice to owners and property managers with regards to market information or trends
- Prepare property reports within our standard marketing process and within 24 hours of seeing the client
- Responsible for maintaining clear and concise lines of communication with owners
- You will provide expectational customer service to all parties engaged with Melcorp Property
- You are required to maintain your person email inbox to ensure you action all relevant emails and requests daily (try not to have more than 10 emails are sitting in inbox at the conclusion of each day)
- Ensure all property are managed within our guidelines and set rates
- Conduct rent reviews and resolve any issues with the Property Manager
- Maintain and update CRM and management database(s)
- Effectively liaise with landlords, tenants, building manager and vendors
- Be aware of and follow company policies and procedures
- You will be aware of and capitalize on any new business that arises.
REQUIREMENTS:
- Must hold a current Victorian Agents Representative certificate.
- Previous 2-3 years’ experience as a BDM Or Sales Agent within residential property
- Experience in the Melbourne CBD market will be highly regarded.
- A thorough knowledge of Microsoft Excel, Word and Outlook
- Knowledge of relevant property legislation
- Knowledge of Real Estate CRM Systems (preferable Property Tree, Inspect Real Estate and MyDesktop).
- Be aware of, and develop, product and market knowledge.
Salary: $65k-$85k plus super plus commission
