Our client, rapidly expanding over multiple areas in a short period whilst continuously maintaining excellence in client service and a market-leading reputation, is renowned for excellence in Residential and Commercial property transactions and management. As they continue to grow at a confident pace, they look for a motivated residential Senior Property Manager to join their vibrant and forward-thinking team.
Responsibilities:
- Oversee the management of approximately 220 portfolios with dedicated leasing support
- Conduct timely rent reviews, ensuring completion 60–80 days prior to the expiration of fixed-term agreements
- Administer the arrears process for tenants exceeding 15 days overdue, ensuring tenant payments are settled within 30 days of issuance
- Handle limited ingoing and routine inspections, with no Open for Inspections required
- Attend and prepare documentations for NCAT hearings, ensuring all necessary materials are accurately prepared and submitted
- Manage lease renewals, ensuring terms are negotiated and finalized efficiently
- Coordinate repairs and maintenance, ensuring requests are addressed promptly and resolved effectively
- Perform routine inspections biannually to maintain property standards and compliance
- Conduct final inspections within three days of the tenancy’s conclusion, providing tenants with a detailed report of charges within 7 days, where applicable
- Foster and maintain strong relationships with landlords to ensure satisfaction and retention
- Proactively grow the portfolio by securing new business opportunities and referring clients
- Oversee the vacating property process, including timely application approvals and management of lost MAA/transfer of management cases
- Participate in ongoing professional development and training to enhance property management expertise
- Achieve and exceed monthly key performance indicators (KPIs)
- Working Monday to Friday only
Requirements:
- Proficient in using the PropertyMe system
- Minimum of 3 years experience as a Property Manager
- Excellent communication skills in both English and Chinese
- Holds a valid Agent Representative Certificate
- A current driver’s license and access to a reliable vehicle
- Exceptional communication and customer service skills
- Demonstrated ability to work effectively in a team environment with strong collaboration skills
- Comprehensive understanding of relevant legislation, compliance requirements, disbursement processes, and general Property Management practices
- Australian PR or Citizen
Salary: $100k - $110k package
